– Brand approval: A brand presentation, including the proposed business activity, must be submitted for approval by the developer’s committee.
– Delivery condition: The premises are delivered in shell condition, without electrical wiring, air conditioning, flooring or interior finishes.
– Tenant fit-out: The tenant is responsible for remodeling and fitting out the premises for its business.
– Initial payment: A security deposit equal to two months’ rent, plus the first month’s rent.
– Rent-free fit-out period: 45 rent-free days for fit-out, starting upon transfer of the security deposit and first month’s rent.
– Food-related uses: Food-related business uses are restricted due to the absence of a gas line and grease trap in the available locals.
